During this stage, we confirm the scope and complexity of the project, review the design with local and statutory authorities ,develop the design, construction system, materials and components, incorporate all services and the work of other consultants. This is the stage where the client signs off the design so that we can proceed to produce council submission and construction drawings.
The set of drawings produced during this stage includes:
During this stage we prepare documentation sufficient for HOA and local authority submission, co-ordinate technical documentation with other consultants and complete primary co-ordination, prepare specifications for the project, review the costing and programme with other consultants, complete construction drawings and proceed to call for tenders, evaluate offers and recommend on the award of the building contract.
During this stage we handover the site to the contractor, administer the building contract on behalf of the client, issue construction drawings, inspect the work for conformity to the design and specifications, issue certificates of practical completion, assist the client to obtain the occupation certificate
During this stage we fulfil and complete the project close-out including the preparation of the necessary documentation to facilitate the effective completion, handover and operation of the building. We also provide the client with as-built drawings and relevant technical and contractual undertakings by the contractor and subcontractors.
